At Flowers Estate Agents, we are happy to discuss values and any other related matters and whether selling is actually your best option. We won’t pressure you into putting your property on the market and if we don’t feel it’s in your best interest we will tell you. We have many years' experience in the area around Woodstock and a significant proportion of our business comes from recommendation and word of mouth.

GETTING READY

If you do decide that selling is your best option we will do all that we can to make the process as hassle free as possible. Once we have seen the property in question we will discuss a marketing strategy that meets your needs and expectations. If you need any help with presentation or de-cluttering, Jay will visit to help and advise. We will arrange for our professional photographer to come to the house and carry out photos and floorplans. Where necessary, he will also prepare the Energy Performance Certificate (EPC). Draft sales particulars will then be prepared for your approval and viewing arrangements discussed. We prefer to accompany all viewings ourselves whenever possible as it is usually a more comfortable experience all round. This process also gives more of our team a chance to see your property and get to know potential buyers. 

LET’S GO

Now we can put the plan into action. We have at our disposal numerous marketing methods designed to cover every eventuality from the local passer-by to an interested party on the other side of the world. We use a variety of websites including Rightmove, Prime Location and Zoopla. 'For Sale' boards are a good way to pick up local interest and we do find that many of our sales come from our local knowlege of who wants what and where! We will of course have access to our large database of existing buyers.

WHAT DO THEY THINK ?

Response to marketing is important as is feedback from viewings. Our policy of accompanying viewings wherever possible enables us to get accurate and meaningful feedback. We can also analyse feedback from the various portals which will help us assess how the marketing is progressing.

OFFERS AND NEGOTIATION

This is often when you will really appreciate our experience and local knowledge. Negotiating a sale can be a difficult process and there are plenty of pitfalls for the unwary. We will help you on your sale and also on a related purchase if appropriate. YOU CAN BE CONFIDENT THAT WE WON’T PRESSURE YOU TO ACCEPT AN OFFER IF WE FEEL THAT YOU COULD DO BETTER.

SOLD! (subject to contract)

Once the sale is agreed we can help with instructing solicitors and surveyors as well as initiating mortgage applications where needed. This is potentially the most stressful part of the process, where communication between buyer, seller and agent is vital. We work hard behind the scenes and try to pre-empt problems. As we approach exchange of contracts (when the sale becomes legally binding), we will discuss moving dates with you so that contracts can be exchanged with the completion (moving date) agreed.
